I am currently looking for investors that may want to invest in commercial real estate. I have other investors that find deals and want to purchase commercial real estate but sometimes come up a little short with their funds. This is where you might come into the picture. All monies are always secured with real (URL removed) Exceptions and I personally never charge upfront fees. If you decide to invest with the other investors and you put up five percent (5%) then you would actually receive ten percent (10%) of the property or more. Whatever percentage that you put up, you will have at least double that percentage or more, in ownership in the property or if you would like to purchase the property completely on your own, that is fine.
I most recently worked for a medium sized mid-western bank and have over 25 years of commercial lending experience. I left because of the restraints that the government is putting on small to medium sized banks. I make my money as a commercial financier or in other words, I provide the financing. I have contacts with mutual funds, life insurance companies, pension funds and some international banks for the money that is needed. Rates are usually anywhere from 3% to 8%, fixed and adjustable rates, 10, 15, 20, 25 and 30 year rates available with or without prepayment penalty. Some properties can qualify for 100% acquisition financing on triple net (NNN) leases with the right triple “A” (AAA) tenants leasing them as long as the lease is for a certain amount of time.
