My company, Living Properties, LLC, is looking for $800k in investment from no more than 4 partners for a multi-use commercial property. The property is currently positively maintained with several well-seasoned businesses and leases through 2025, but the owner needs a buyout and is willing to offer assumption of existing mortgage. This initial investment will provide monthly cashflow and equity in the $4mil+ deal.
As an example, 2009 income/expenses for this property were $701k income, $401k expenses with a net positive cashflow of $350k.
We are also interested in having investors who have experience with real estate, management and investments of these kind, as there is great potential for equity appreciation with a savvy investor.
We are seeking funding through equity funding (no lenders, please).
The funds will primarily be used for the following:
-Commercial property acquisition and any repairs needed in the transition of ownership.
