I get legal, written offers accepted for the purchase and sale of real estate property. I am not a real estate agent. I am a private investor. These properties are bought significantly under fair market value and/or produce a positive monthly cash flow. Sometimes they are resold relatively quickly at market value (or above) and sometimes they are held onto to provide the business with positive cash flow. I am always shopping for better financing rates and terms which enables me to increase profits and grow the business.
I am looking for lenders who would like to have their money make money.
Often, I can repay the loan in a SHORT PERIOD of time. This allows a lender to "get in make some QUICK CASH and get out" if that is what they want. This amounts to LESS RISK for the lender and gives the lender, in some cases, the ability to TURN THE MONEY OVER MANY TIMES WITHIN A YEAR. This equals MORE PROFITS.
If a short term is undesirable to the lender, other options may be considered. It depends on the transaction for which funding is required.
