I'm looking for start-up capital for a guest ranch/resort where the main theme will be an "Old West" town. My company will specialize in creating an Old West adventure tailor made for the client, all based on a spectacular Texas hill country ranch. We will differ from the other tourist type old west towns by having 90% of our buildings functional instead of just being backdrops that merely create the illusion of an actual town. Besides the hotel, for lodging, there will be ten guest cabins, lofts for time shares, and a lodge used for large groups or corporate retreats. We will offer trail rides on 1,600 of the 2,470 acre ranch. We will also have a two screen movie theatre, as the closest working theatre is 40 miles away. I do have a business proposal made out, ready to submit. It's a little rough around the edges, but we can work on it. I am looking for an Angel, VC, or loan partner for aquisition and development, with a low interest rate and in exchange for the low rate, 25% of the company will be given to the lender/business partner. Other large resorts in the area draw 1-2.5 million in income annually, but many are only open in the summer months. We can out perform our compitition by being open year round due to our differences in vacation options. Thank you for your consideration of my project.
