My main bread and butter is a Realtor/Sales person specifically focused on high yield real estate fixer returns. My partner in sales and I have successfully located and secured several escrows that have either potential or returned 20%-30% ROI for our investor clients.
In an effort to keep investor activities going in anticipation of a slow down in the market place, I've introduced a method of NEW construction I've been studying for years now in the industry of modular construction. Much different form "manufactured" homes which is the typical "mobile home" category, modular homes are made with the same methods and materials as traditional on-site construction of a single family home. When made and sold, a modular home will appraise the same way a typical single family home will.
The Bay Area has experience a growth in the resale market like no other in the country. Now, as I drive around the Bay Area, there is a huge growth of large scale construction of high density residential buildings, sub divisions in land previously ignored in the market.
I am not trying to compete or copy what the big guys are doing. I'm in the ignored, passed up single family lots to small 6-20 subdivided residential lots. With modular construction, the contractor/manufacturer of the units will do all the permit process and due diligence of the desired project as well as facilitating all other sub jobs required to prep the lot/s. The typical ROI using this method is 30%-50% after completion.
I will provide more detailed information regarding process, exit strategy in all stages, market information and how this method can provide stability in even a slow market place.
