I'm seeking to buy a large amount of land. As a contract, i would give 50% ownership to the investor until i paid them back plus interest. We would also set it up so that if the company was not staying afloat and had to close permanently, then 100% ownership of the land would be given to the investor rather than 50% so that the investor would not lose money.
