He could do any of the various jobs around the spread, from the ground or on horse back. He was a quick thinking adaptable asset to day to day operation and essential for any long term goals.

The project that I need to secure the funding for is one that is available to anyone. I found it and did the preliminary work ups and then I have talked to other people that have succeeded doing the exact program and was told that the only way to fail with this project is to try your hardest not to succeed. These are jumbo projects that have a 40% return built in with the actual finished numbers more in the 60% to 70% ROI range. There are so many different ways to make money with this, that I feel the best thing to do is diversify and send each property to its best suited purpose; wholesale, Rehab & Flip, Rehab & Rent, Sale and Rent. The total fixed value of the properties will be near $14,250,000 with a cost in the neighborhood of $5,500,000 to $6,000,000. That is a great return if you ask me. I have on the average of 3 to 5 deals per month come across my desk that average from $3 million to $200,million. I would love to find a partner that is experienced in the financial end these kind of deals and would allow me to find and execute the deals.
