Executive Summary
Proposed Business
The business is an existing coffee roasting company located in Gainesville, GA. Currently the roastery provides premium roasted coffee and tea to retail locations and businesses across North Georgia and into surrounding states. Once acquired our plan is to begin expanding this to a regional foot print then national using existing contracts in grocery chains and coffee house markets. We have further plans to expand into Hotel/Motels, hospitals, municipalities, petro stations and houses of worship. These are all areas of expansion that were never utilized by the current owner.
Market
The coffee market today is strong. According to the International Coffee Organization (ICO) the demand for coffee is expected to remain high during 2009 – 2010 as coffee consumption continues to climb. Over the past several years the roastery has failed to expand distribution though existing markets or into new areas.

Funding
For the purchase of the roastery our goal is to secure $1.2M via a financial investment partner. $850K will be used for the purchase of the roastery including all assets, customers and contracts. The remaining $350K will be held in an account by the investment partner. It is expected that during the first year of operations $150K may be needed to support operational expenses as new sales channels are developed.
Objectives
Our objectives are as follows:
1. Secure $100K in earnest money by May 28, 2010.
2. Secure remaining $750K + $350K operating capital required to complete purchase of the roastery and assume operations.
3. Take ownership of the roastery by July 1, 2010.
4. Expand customer base through new and existing channels increasing sales to $750K in 12 – 18 months.
5. Continue sales expansion with a 5 year goal to reach $2M in sells.
Financial Brief
The roastery has operated with excessive overhead from a fleet of vehicles. Most of this fleet has been sold as the use of UPS and USPS has eliminated the need to maintain delivery vehicles. Had current the operating structure been in place in 2008 the roastery would have realized a profit of around $10K. This seems small but it does demonstrate that the roastery is capable of sells volumes that can turn a profit. By expanding the current sales volume, profits rise quickly. Using sales and cost of goods sold from current roastery operations and the forecasted operating expense under our management, our estimation shows a profit in 2008 and a loss in 2009. From this information we have determined that the roastery is capable of turning a profit based on previously achieved sales volumes.
Keys to Success
The keys to success for the roastery:
1. Investment capital to purchase and operate for 2 years.
2. Aggressive marketing and sells efforts to expand current customer contracts and branch out into new markets.
3. Product quality, maintaining price points against competition.
